The tenant controls and is responsible for the separately metered electricity for lights and wall power for their premises and for all phone service installation. The landlord supplies heating and air conditioning.

Yes, the amount of rent is based on the market value for similar properties in the area. The terms of the rent depends upon the size of the space, the cost incurred by the building to build the office suite to the specification of the tenant, and the length of the lease.

There are nearly 300 total parking spaces, there are six in the rear are designated as “Visitors Only”. In addition, there are seven in the front and two spaces restricted for handicapped cars only. There are also 43 numbered spaces that are reserved, a few of which are currently available.

The building manager is responsible for general repairs and maintenance of the building. Included in the rent paid by tenants is the cost for the fluorescent lights in the ceiling and cleaning service throughout the building. For specific matters or problems, a tenant can call the building manager who has an office on-site.

Yes, the lobby is street level and all three floors are serviced by two elevators. Suites are built in accordance with the ADA requirements. There are 7 handicap parking spaces.

The building is equipped with many safety features. External doors on each side of the building are locked by building management personnel or computer. The north side of the building currently is keyfopped to restrict access at night and on the weekends. Cameras monitor all hallways, the parking lot, and the lobby 24/7.

Since 2017, our common area maintenance has risen less than 1% per year. Additionally, our real estate taxes have gone up less than 1% per year
